Process & Pricing

Process & Pricing

Our process is designed to eliminate guesswork, protect budgets, and keep projects moving. Clear scope comes first. Pricing follows.

Our 4-Step Process

1) Project Inquiry

You submit basic project details including location, timeline, and scope.

2) Scope Review

We review your request, clarify details, and determine whether a fixed bid or cost-plus structure is appropriate.

3) On-Site Assessment

If needed, we schedule an on-site assessment to finalize scope, identify constraints, and align expectations.

4) Proposal & Build

You receive a clear proposal. Once approved, we schedule the work and execute the project.

How We Price Projects

Fixed-Price Bids

Fixed-price bids are used when the scope of work is clearly defined. This structure provides a set price based on agreed plans, specifications, and assumptions.

  • Best for well-defined projects
  • Clear scope and expectations upfront
  • Pricing locked once the contract is executed

Cost-Plus Projects

Cost-plus pricing is used when flexibility is required or when unknown conditions may impact scope. The client pays actual project costs plus an agreed contractor fee.

  • Ideal for renovations and phased work
  • Transparent cost tracking
  • Allows adjustments without re-bidding

Project Assessments

Most projects begin with a formal assessment. This allows us to define scope accurately, identify constraints, and determine the appropriate pricing structure.

Assessment fees vary by project type and size. When a construction contract is executed, the assessment fee is credited back toward the project.

What to Expect

  • Clear scopes and documented assumptions
  • Realistic timelines, not sales promises
  • Change orders for scope changes
  • One estimate per defined scope

We do not provide free estimates, handyman pricing, or informal ballpark numbers. Our process exists to protect project outcomes and client expectations.
