About Forge & Frame General Contracting
Forge & Frame General Contracting exists to solve a simple problem with outsized consequences: too many construction projects fail not because of bad labor, but because of bad coordination, bad information, and misaligned incentives.
This company was built to fix that.
Why Tanner Good Started Forge & Frame
Tanner Good didn’t wake up one day and decide to “try construction.” He backed into it the hard way—through years of renovating, flipping, brokering, and selling real estate across Central Kentucky. Residential. Commercial. New construction. Old buildings that had seen better centuries. Deals that worked. Deals that almost didn’t.
As a Real Estate Broker deeply embedded in the market, Tanner sat at the intersection of owners, investors, lenders, inspectors, municipalities, and contractors. He saw the same friction points over and over: unclear scopes, change orders gone wild, poor sequencing, and projects drifting off schedule and off budget.
The insight was obvious: the projects that performed best had one thing in common—tight control and smart coordination.
Forge & Frame was formed to be that control layer.
Built on Construction + Intelligence
Before real estate, Tanner worked through college in Computer Science and Computer-Aided Drafting. That background matters. It’s why Forge & Frame understands modern construction systems, not just materials and labor.
We’re fluent in Autodesk suite tools—CAD, Revit, and 3D modeling—because good construction today starts long before a shovel hits dirt. Visualization, coordination, and documentation reduce waste. Period.
This technical foundation allows Forge & Frame to bridge the gap between design intent and real-world execution. Less guesswork. Fewer surprises. Better outcomes.
The Network Is the Advantage
Central Kentucky has exceptional trades. The problem isn’t labor quality—it’s access and orchestration.
Tanner’s years in brokerage and development created deep relationships with proven subcontractors across every major trade. Framers. Concrete. Mechanical. Electrical. Finish crews. Commercial specialists. Residential craftspeople. These aren’t random crews pulled off a list. They’re vetted operators with track records.
Forge & Frame doesn’t self-perform everything. That’s intentional. We assemble the right team for the job, price it clearly, manage it aggressively, and protect the client’s capital.
What We Do Differently
Forge & Frame operates with an owner’s mindset, not a volume-builder mentality. We understand how projects are financed, how delays affect returns, and how construction decisions ripple through valuation, leasing, and resale.
Because we live in real estate every day, we build with the end in mind—durability, marketability, and long-term performance.
The Bottom Line
Forge & Frame General Contracting was created to bring clarity, accountability, and modern execution to construction in Central Kentucky.
This isn’t about swinging hammers for the sake of it.
It’s about delivering results you can walk through.
